The Roubenka u potoka Výprachtice is located in a picturesque valley by the Moravská Sázava stream, below the ski slopes of Bukové hory in Výprachtice (approx. 1,500 m from the ski lift, cross-country skiing trails directly behind the house). It is located at an altitude of over 800 m. The convenient location is a starting point for hiking, cycling and trips - to the natural and cultural destinations of the Orlické hory mountains.

The historic cottage has been renovated and insulated to make it cozy all year round. On the ground floor there is a hallway, two bedrooms, a bathroom and a full room with a fireplace. The upper floor offers another bedroom, a kitchenette, a bathroom and access to the attic - ideal sleeping for children. The exterior includes a fenced part of the garden, outdoor seating, barbecue, fireplace, children's playground, swimming pool/entire garden approx. 300 m², a stream for cooling off and parking right by the house.
